University of Tokyo builds a soap bubble 3D screen, guarantees your display stays squeaky clean video

There are waterfall screens, but what if you'd like your display to be a little more... pristine? Researchers at the University of Tokyo have developed a display that hits soap bubbles with ultrasonic sound to change the surface. At a minimum, it can change how light glances off the soap film to produce the image. It gets truly creative when taking advantage of the soap's properties: a single screen is enough to alter the texture of a 2D image, and multiple screens in tandem can create what amounts to a slightly sticky hologram. As the soap is made out of sturdy colloids rather than the easily-burst mixture we all knew as kids, users won't have to worry about an overly touch-happy colleague popping a business presentation. There's a video preview of the technology after the jump; we're promised a closer look at the technology during the SIGGRAPH expo in August, but we don't yet know how many years it will take to find sudsy screens in the wild.

Georgetown Real Estate: Living The Fancy Life At A Slightly More ...

WASHINGTON -- Georgetown's legendary Evermay mansion has become a 12,000 square foot, $22 million guest house for Sachiko Kuno and Ryuji Ueno, a pair of Japanese biotech tycoons who collect very expensive, very beautiful D.C. houses, including Halcyon House.

We can only dream about having a $22 million guest house. In the meantime, we can only look at real estate listings. Below is a smorgasbord of slightly more affordable Georgetown real estate courtesy of our friends at Realtor.com, including an $18 million 8-bedroom home that was itself part of the Evermay estate, a 2-bedroom condo priced just south of $500,000 and a whole lot of lovely places between them in one of D.C.'s most notable neighborhoods:

  • 3053 P St. NW, $9.85 Million

Look at enough $18-$20 million dollar houses, and a 9-bedroom, 11-bath Victorian for $9.85 million starts seeming positively affordable! The <a href="http://www.realtor.com/realestateandhomes-detail/3053-P-St-Nw_Washington_DC_20007_M53742-55049?ex=DC537512170" target="_hplink">listing is here</a>.

  • 1607 28th St. NW, $18 Million

    This 8-bedroom, 10-bath, 6-fireplace detached Federal was part of the Evermay estate. It's <a href="http://www.realtor.com/realestateandhomes-detail/1607-28th-St-Nw_Washington_DC_20007_M51953-99344" target="_hplink">listed for $18,000,000</a>.

Please, turn the roof into a deck, and then invite us over. <a href="http://www.realtor.com/realestateandhomes-detail/3243-Q-St-Nw_Washington_DC_20007_M56191-12987" target="_hplink">Here's the listing</a>.

Property Is Always A Great Investment Decision | Fremante Real ...

Not all people are born business oriented, we have research professionals, medical professionals, mechanics, cab drivers?in other words, just about anything could be transformed into a profession! Honestly speaking though most likely not 40 out of 50 men and women can even explain what ?real estate? means. I never bothered about it either in the past, but recently I had to find out what it is all about. In any case it is an integral aspect of the economy today and can be for many years to come.

To clearly define it in simple terms, real estate is property which includes the land it sits on and all the other resources that could include the land like minerals, crops, water, structures, and so on. Let me tell you something about residential real estate property, now that you understand the definition. This fundamentally indicates financing and structuring expansion of either commercial or residential areas by either public or private sector developers.

As all of us know, several individuals if not every person, would prefer to at one point have a decent house to devote time with family and reside in. I actually believe that this really is the very best kind of investment because most banks readily provide loans against the real estate itself as security. To further adorn the investment property, the land and buildings nearly always appreciate in value. With land and structures put in place, the banks as well as other financial institutions also happen to friendlier with regards to expediting mortgages that one could need for development or further investment purposes. Land certainly is by far the most valued security of all time.

This can be due to the truth that land is immovable and definitely will always be there! Since way back when land has nearly generally appreciated, like the saying goes ?they are not making anymore of it?. In many nations, the law safeguards investors of land and other properties on it. This can be a main motivation point simply because one of the key issues of company is the security aspect.

On any given day you can locate columns in the classified parts of the newspapers or search on the internet about residential properties for sale, homes for lease, condos and so on. Try seizing an opportunity of being a house owner. If you have excellent credit, cash or both you may perhaps just double or triple it by buying a house right now and selling it at triple the cost come next year!

Xerox brings health insurance cloud to the Sunshine State

Xerox Corp. will administer Florida Health Choices? Insurance Marketplace, under a nine-year contract is valued at $68 million, the company announced today.

The state-run program is designed to give small business and eligible individuals more flexibility in finding affordable health insurance and other services, according to the June 26 announcement.

Xerox and its partner, CHOICE Administrators Exchange Solutions, will provide a cloud-based Web portal and online plan selection tool to give consumers and employers more information when making health insurance selections.

The solution preserves the benefits of employer-sponsored insurance and eases the administrative burden for small businesses.

Xerox also will provide eligibility determination and enrollment management services for the program, and operate a customer contact center to share information on marketplace offerings.

These services will help Florida Health Choices handle the massive amounts of information involved with the marketplace quickly, efficiently and securely, the announcement said.

?We?re designing and supporting programs that increase access to health coverage for consumers,? said Will Saunders, group president of Government Healthcare Solutions at Xerox.

?The solution we create in Florida will serve citizens and small business owners and help position the state as a leader in establishing a competitive and voluntary health insurance marketplace for small employers,? he said.

Title IX: The next hurdle: Women coaching men&#39;s teams ? Local ...

VALDOSTA ? It took a woman to bring men?s rugby back to Ithaca College.

Seventeen years ago, the club sport was banned on the upstate New York college campus for the atrocious behavior of its players on and off the field. The team?s ?Animal House? reputation stuck so hard it took more than a decade before the private college would even consider reinstating the sport.

The scene changed when a group of male student-athletes recruited Annemarie Farrell, a former women?s rugby coach and sports management professor, to coach their team. She agreed, with conditions: a zero-tolerance policy toward hazing and a ban on post-game partying.

Men?s rugby returned to Ithaca College in 2009 under her leadership; two years later, Farrell took the undefeated Bombers to the national championship for NCAA Division III club teams.

Forty years after the passage of the federal anti-discrimination law known as Title IX opened wide the opportunities for girls in sports, few women coach men?s college teams. But Farrell, 33, is convinced that?s bound to change.

?I?m coaching young men who?ve grown up on the sidelines watching their mothers play sports, and they?ve had the experience of seeing their sisters often being the best athlete in the house,? Farrell said.

?I?m coaching a generation of male athletes who really don?t care about the gender of the person with the whistle.?

In 1972, Congress passed Title IX to create a culture of equal opportunity for girls and boys, women and men in the nation?s educational institutions. It barred those schools getting federal dollars from using gender as a reason for exclusion from academics or athletics, and it would mandate that schools divvy up their resources ? including dollars spent on sports ? more equitably.

Title IX was around for 20 years before most of Farrell?s players were out of diapers. While compliance issues still exist ? Women?s Sports Foundation research shows less money and fewer opportunities for female athletes than male athletes in high schools and colleges ? Farrell is convinced that 40 years of the law has transformed how both men and women see sports.

?I can?t think of one negative experience I?ve had with my players because of my gender,? Farrell said.

Building confidence and self-esteem

The transformation caused by Title IX was witnessed by female coaches who have come to embody the success of women?s sports.

Lin Dunn, 61, is the coach of the Women?s National Basketball Association Indiana Fever professional team. She is also one of the winningest basketball coaches in the nation, with more than 500 victories in college and pro ball. She was a child in Alabama when girls were barred by law from team sports. ?I remember being told I couldn?t play Little League ball,? Dunn said. ?I didn?t understand why, especially since I knew I was better than most of the boys.?

In high school in Tennessee in the 1960s, she could play on the girls? basketball team, but only under rules that restricted players to half-court action. The rules were designed to assure that the girls didn?t overexert themselves.

In Dunn?s first college coaching job, at Austin Peay State University, her players had to buy their own meals when they played on the road. Instead of staying in hotels, they often laid out sleeping bags on their opponent?s gym floor.

Title IX passed when Dunn was at Austin Peay, but little changed until much later. ?I?d take old stuff from the men?s locker room that they weren?t using anymore,? Dunn said. ?I would literally pull out the bleachers before every game.?

Dunn is a legend in women?s basketball for the Olympians she?s coached and the powerhouse teams she built at Mississippi, Miami and Purdue. At Purdue she coached the women?s basketball team to seven national tournaments before she was fired in 1996, after publicly complaining that her salary was less than half of what the men?s basketball coach was making.

Dunn loves coaching and the game of basketball. Even more, she loves what basketball does for the women who play it.

?There something about team sports that builds confidence and self-esteem,? Dunn said. ?There?s something about teamwork ? of everybody having to be together and build together to accomplish something great. Where else are you going to get that??

?Anything a boy could do ? even better?

Research supports Dunn?s conclusion. A University of Pennsylvania study shows young female athletes have a stronger sense of competence and confidence than many of their peers. It also shows female athletes are more likely than non-athletes to abstain from smoking, avoid drugs and graduate from college.

Betsey Stevenson, an economist at Penn?s Wharton School of Business, conducted the study. She also found girls who played sports in high school later got better jobs with higher salaries and were more likely to work in ?male-dominated occupations.?

Stevenson has taken her message to Washington. She appeared earlier this year with Olympic gold medalist figure skater Sarah Hughes at a Capitol Hill briefing on legislation by New York Congresswoman Louise Slaughter requiring high schools to publish their Title IX compliance levels.

The message Stevenson delivered: ?When we limit girls? opportunities to play sports, we aren?t just limiting them as children, we are limiting their entire lives.?

Six years after Title IX was enacted in 1972, the percentage of girls in high school playing team sports jumped six-fold, from about 4 percent to 25 percent. Today, two in five high school girls are active in organized sports, according to the National Federation of High School Associations, which tracks participation by gender. There are now 10 times as many female players in intercollegiate sports as there were when Title IX became the law of the land.

But the numbers tell only part of the transformative story.

Tamika Catchings, 33, is the reigning MVP of the WBNA. The all-star forward for the Indiana Fever is headed to London this summer with the U.S. women?s basketball team for her third Olympic games.

Catchings learned to play basketball on the blacktop driveway outside her suburban Chicago home. Her teacher was her dad, former NBA player Harvey Catchings. When Tamika was in the third grade, he volunteered to coach for a local parks and recreation league; he put both of his daughters on the otherwise all-boys team. In seventh grade, Tamika told her parents she wanted to play in the NBA, so her dad coached her even harder.

?I loved that my dad wasn?t going to take it easy on me because I was a girl,? Catchings said. ?I was the ultimate tomboy growing up. I thought I could do anything a boy could do ? even better.?

Catchings reveres Dunn and her college coach, Pat Summitt. Catchings was an all-American when she played for Summitt, the iconic Tennessee Volunteers coach who won more games than any other coach, man or woman, in NCAA college basketball history before stepping down this spring.

But Catchings? eyes are on a different prize: ?I don?t want to be a coach,? she said. ?I want to be a general manager.?

?Possibilities that never existed?

If you can see it, you can be it.

That?s how Indiana Fever General Manager Kelly Krauskopf sees Catchings? dream.

Krauskopf, born 10 years before Title IX passed, grew up in south Texas playing basketball in her neighborhood. ?My brother taught me how to shoot a jump shot,? said Krauskopf, who won a college scholarship to Texas A&M when schools were still in the early stages of compliance.

She and her teammates would pile into an old van for road games. They patched the handles on their worn-out travel bags with duct tape. Told there was no money for new duffel bags, she and her teammates pooled their cash and bought them on sale at JCPenney.

?Our (school) colors were maroon and white, but we bought the blue ones because they were on sale,? said Krauskopf.

By 1996, Krauskopf and women?s basketball had come a long way. NBA Commissioner David Stern invited her to his New York City office and offered her the job as the first director of basketball operations for the new women?s league, the WNBA.

?I remember looking down out of his window, onto Fifth Avenue, and thinking, ?How did a girl from south Texas get here??? said Krauskopf.

The answer: ?I?m a product of Title IX,? she said. ?It opened up possibilities that never existed. I owe my career to Title IX.?

Uganda Government News: President Museveni, Mbabazi and Kadaga meet today

Ultimate Media

President Museveni has summoned the speaker of parliament, Rebecca Kadaga and Prime Minister, Amama Mbabazi for a meeting at state house in Entebbe today to resolve the political misunderstandings among themselves. ?

The misunderstandings came about during the recent NRM caucus meeting where president Museveni rebuked Mbabazi and Kadaga for antagonizing his foreign policy.

President Museveni accused them of taking decisions and travelling to Arusha to participate in the EALA elections without consulting him.

The President was also reportedly said that a speaker is supposed to simply wear her wig and keep silent until something that needs her guidance comes up.

Following these developments, on Friday the three commissioners of parliament; Chris Baryomunsi, Emmanuel Dombo and Jalia Bintu condemned the president?s disrespect of the speaker and the legislature.

Today?s meeting is expected to address the widening rift within the National Resistance Movement party.

Verlander pitches 5-hitter for Tigers

Associated Press Sports

updated 5:19 p.m. ET June 24, 2012

PITTSBURGH (AP) - Justin Verlander "didn't feel particularly great" Sunday.

So what did he do on a ho-hum day?

He threw a five-hitter, helping the Detroit Tigers beat the Pittsburgh Pirates 3-2.

"We had the horse going," said Detroit manager Jim Leyland, "and he pitched like the horse is supposed to pitch."

Quintin Berry hit a two-run shot for his first major league home run. He also scored the go-ahead run on Delmon Young's single in the eighth, an inning after Garrett Jones tied it with a two-run homer.

"Stupid pitch," Verlander said. "Bad location. All of the above."

Five weeks after he took a no-hitter into the ninth against the Pirates in Detroit on May 18, that was the only mistake Verlander (8-4) would make.

He had allowed only two infield hits through six innings Sunday before Pedro Alvarez singled with one out in the seventh. Jones followed by launching a 1-1 changeup into a sliver of seating in right-center.

Verlander retired all six Pirates he faced to close out the game after the Tigers retook the lead. Verlander struck out three in the final two innings to give him seven in the game.

Andrew McCutchen entered on a 15-for-28 tear but capped an 0-for-4 day against Verlander by flying out to begin the ninth. Casey McGehee and Alvarez struck out to end the game.

"That was not an easy order to go through in the ninth inning, and he took charge of that ninth inning pretty good," Leyland said.

"That's why he's, in my opinion, the best pitcher in baseball," Leyland said.

Verlander needed 117 pitches to toss his fourth complete game of the season and 18th of his career. He has won three consecutive starts.

"I actually didn't feel particularly great," Verlander said. "But at least my location was there. I was able to locate pretty well and got a lot of weak contact because of that. I didn't have the flashy fastball or anything, but I was able to pitch and go nine innings."

Detroit avoided a sweep, winning for only the second time in five games.

Berry's homer off of Kevin Correia four pitches into the game was his first in 96 career big league at-bats. Austin Jackson singled ahead of Berry.

"I willed that thing out," Berry said. "Ever since it went up in the air, I pushed it out with everything I had."

Pittsburgh remained one game behind the Cincinnati Reds, who lost to Minnesota, in the NL Central.

The Tigers matched their run total for the first two games of the series combined before many in the crowd of 35,179 had even settled into their seats. The series drew 111,878 to PNC Park, the fifth-most for a three-game series at the 12-year-old ballpark.

Pittsburgh had won 16 of its past 20 at home and had already clinched its fifth consecutive series victory at PNC Park with consecutive 4-1 wins Friday and Saturday.

A sweep appeared out of the question once Verlander was handed a two-run lead. But Jones tied it with his ninth homer and second in four games.

"I was geared up to hit the fastball, but he hung a changeup and I was able to recognize it, stay through it and get the good part of the bat on it," Jones said.

The tie lasted only a half-inning. Berry walked with one out and stole second. Chris Resop (0-3) intentionally walked Prince Fielder to face Young, who was 1 for 9 in the series until singling in his previous at-bat.

He singled to right to score Berry.

After allowing the home run two batters into the game, Correia retire 12 of the next 15 and did not allow another runner to advance past second.

"I pitched pretty good after (Berry's homer)," Correia said, "but it's tough to spot a guy like Verlander two runs. I knew after that that's all I could give up if I was going to keep us in the game."

Counting 5 1-3 shutout innings in a win against Minnesota Tuesday, Correia has put together two consecutive strong outings.

Correia was thought to be a candidate to be the odd man out of the rotation when Jeff Karstens was activated from the disabled list this week, but after the game the Pirates announced that Karstens would start Monday in Philadelphia.

Brad Lincoln is returning to the bullpen. The rest of the Pittsburgh rotation is being pushed back a day. A corresponding roster move will be made Monday.

NOTES: Pirates manager Clint Hurdle was ejected by home plate umpire Marty Foster for arguing a checked-swing call on McGehee. ... Pittsburgh claimed INF/OF Drew Sutton off waivers from Tampa Bay. He will report to the team later in the week. The Pirates also recalled RHP Bryan Morris before the game and optioned INF Jordy Mercer to Triple-A. ... The Tigers continue their road trip with three games in Texas. RHP Rick Porcello (4-5, 4.95) will start Monday. After Sunday's game, the team announced LHP Drew Smyly will come off the disabled list to start Tuesday. RHP Jacob Turner was optioned to Triple-A Toledo.

Chinese Economic Data Is Looking Horrible, And The Government Is Lying About It

It's long been believed that China's economic data is untrustworthy, but now that the Chinese economy is clearly cooling down, that theory is being put to the test, and it seems to be confirmed that the government isn't always forthright about the numbers.

Keith Bradsher at the New York Times has a good overview of the situation.

He notes that in addition to there being an economic slowdown, this is a year of political transition, which further creates pressure on folks at all levels of government and in state-owned-enterprises to juice up the data.

?The government officials don?t want to see the negative,? so they tell power managers to report usage declines as zero change, said a chief executive in the power sector.

Another top corporate executive in China with access to electricity grid data from two provinces in east-central China that are centers of heavy industry, Shandong and Jiangsu, said that electricity consumption in both provinces had dropped more than 10 percent in May from a year earlier. Electricity consumption has also fallen in parts of western China. Yet, the economist with ties to the statistical agency said that cities and provinces across the country had reported flat or only slightly rising electricity consumption.

Meanwhile, for some ugly numbers that are coming from official sources, check out these reports from Xinhua.

  • Chinese cement output is up just 5% this year compared to growth of 14.3% for the same period last year.
  • In May, flat glass output fell 10.2% (!) vs. growth over over 20% in the same period last year.
  • The building material sector has seen a 7% profit drop.

Combine the weak China news with the cracking of the German economic miracle, and it's clear that the big export-dependent economies are in a world of pain.

The US continues to look good by comparison.

Why Smes Need To Quickly Alter Their Attitudes To Coaching If ...

A recent report on coaching culture, compiled by the Institute of Leadership and Management (ILM), revealed that in the UK, 68% of businesses with 230-500 employees have used coaching in the past five years. This focus on betterment is encouraging, particularly with the global economy still in a worrying state. However, some smaller business owners still feel that coaching is a luxury they cannot afford, a treat available only to corporations who have the cash to spare on self-improvement.

Without this self-improvement, owners or managers of smaller companies may never attain the level of leadership which would help them to get more from their staff and improve their profitability as a company. The top two reasons given for why organisations engage with coaching were 'for general personal development' and 'to improve a specific area of performance'. No matter how small or large the company, if it is made up of professionally-developed individuals who are focused on targeted goals, the path to success is a clear one.

The outcomes of coaching often surprise the business owners and corporate managers that we work with, surpassing their expectations, and ILM's research confirms that this is a sentiment shared nationwide. Improved awareness, confidence and business knowledge are cited as the predominant outcomes, and further benefits listed include 'improvements in communication and interpersonal skills, leadership and management, conflict resolution, personal confidence, motivation, management performance as well as preparation for a new role or promotion'.

Over 90% of large organisations (defined as having more than 2,000 employees) are engaged in coaching.

Its success seems to speak for itself. The popularity of coaching is consistently increasing in environments where a coaching budget is made available to HR departments. Businesses not only need structure, their employees need leadership and channels for growth and development as offered by coaching. This is as true for 2,500 employees as it is for 250. Do you provide avenues for your employees to grow as professional individuals? Whether your focus would be management or throughout your entire organisation, coaching helps to unlock otherwise-wasted potential and strengthen each department of your business in turn.

'We are seeing a shift in role from the "manager as expert" to the "manager as coach".'

With each manager expected to lead their team towards success, contributing to the overall value of the company, the pressure is on managers to extract more from their reports. However, if they are not trained as coaches, how can they be expected to deliver the results that directors may be looking for? Trying to implement a coaching culture with no coaching experience on board is an endeavour destined to fail: the fantastic results of coaching that they have heard rumours of will never materialise when left to untrained individuals.

The skill set required for effective coaching is not automatically possessed by every management figure as some expect it ought to be. It is a 'skill that people have to work on and improve.' This calls for training, experience, ongoing development and support.

A willing attitude or natural aptitude is not enough.

Ask yourself, if you have tried to implement some kind of coaching culture in your organisation already: 'Is it working as well as I hope?' The chances are that you are not seeing the dynamic results you've seen effected by professional, external business coaches elsewhere.

When delivered by a qualified and experienced professional, business coaching is undoubtedly a worthwhile investment and out of the 80% of the organisations questioned who claimed they used coaching, 65% hired their coaches externally, taking into account their qualifications and success rates. When approached with the right attitude and careful research, coaching is not an indulgence but an investment which can seriously pay off, with a direct and measurable return on investment.

ILM's report revealed that 'organisations that use external coaches are more likely than those that only use internal coaches to say that the coaching focuses more broadly - covering business and workplace skills and personal skills (78% vs 59%).' This specific but varied focus demonstrates a targeted, educated approach to coaching which is often lacking amongst untrained coaches.

If you allow yourself a coaching budget, consider how it gets spent.

Do you hire someone else in or do you offer training to your elected internal coaching staff? Is the training you offer delivered by professionals with the appropriate qualifications? Every company is different, with different hopes for coaching outcomes and therefore requiring a different kind of coaching. By seeking professional guidance, you can be sure you are implementing the right kind of coaching for your business.

If you don't currently have a coaching budget, consider what your hopes are for improving the quality of your staff and the time they spend working for you. Compare your performance wish-list to the reported benefits of coaching management figures. Countless case studies are available as testimonies to the success of what professional coaching companies can achieve by coaching your managers to be not just experts, but effective coaches in their own right.

68% of businesses with 230-500 employees are engaging with coaching. This is a figure which cannot be ignored.

By addressing 'personal skills and development, as well as business and work skills' coaching strengthens each individual within an organisation, allowing them to contribute more to the daily success and, ultimately, to drive profit. According to ILM, coaching 'is about self-awareness and personal confidence, about building leadership quality, and not just job knowledge.' It is not just about generating positive change in the workplace, but generating change which translates into measurable success, an increased, focused output.

These profit-driven benefits will almost certainly align with the improvements you would like to see in your company.

The pressure on all employees to perform is enormous, but if you support your managers by offering them one-to-one coaching with a professional, they will in turn be able to extract the best performance possible from the employees for which they are responsible. This knock-on effect can transform a company, no matter how small or large.

Whatever size you are, you should be striving for more as a business. This does not mean that a company of 250 employees should be looking to become an enormous corporate outfit, but that the output of those 250 employees should be at its optimum level. An improvement in confidence and productivity will mean greater job satisfaction for your employees, too.

Well, if it's so effective, why do relatively few smaller companies use coaching?

ILM's 'research findings demonstrate that coaching is widely accepted as beneficial, among all organisations, regardless of size. Rather, they reflect the fact that larger organisations enjoy access to more resources and better in-house coaching capability.'

It is simply a matter of investing time and money. If you are the director of a smaller company who has not given coaching much thought, speak to your HR department or a business coach directly. Professional business coaching companies have proven success records for return on investment in a range of companies, small, medium, and large, evidence that coaching is not simply an indulgence entertained by large corporations.

News and Society Blog-Economics: The US Housing Market Rebound

Global markets have retreated slightly over recent weeks, following a minor fall in new jobs for the month and unemployment in Europe reaching new highs. A big-picture view however, shows major US economy bellwethers -housing and stock markets, experiencing a rather robust recovery. As an equities analyst, my eye is trained toward chart analysis and leading market indices to show underlying value in the economy. Right now, America's leading index, the Dow Jones Industrial Average, appears well positioned for future growth and economic recovery.

The housing market and leading indices remain explicitly intertwined. Housing affordability is at unparalleled levels. Atlanta, (one of America's fastest growing cities), has an affordability ratio of 2.8, meaning that the average home purchase is approximately 2.8 times the average annual income. Sydney, for example, is at an affordability ratio of 9.2, a rather stark contrast. Housing in America is unbelievably cheap, and smart US Property Investors continue to see the rewards. Historically, housing, and the economy have moved very much in unison. Regardless of swings in momentum and overall market conditions, equilibrium is eventually maintained.

The housing market, like many things, moves through oscillations. A big picture analysis tells us that that often, when all appears to be doom and gloom in any market, this is in fact the point of maximum financial opportunity.

So where does the US real estate market appear to be positioned right now? Sure, we may have passed the absolute point of maximum financial opportunity, but the expansion phase, which will likely span for a decade, is only just beginning.

The US real estate recovery all starts with the mortgage market. Major banks are now vying for a piece of the decrepit US mortgage market and Wells Fargo, one of America's only continually profitable banks continues to dominate the ailing mortgage arena.

As of this week, Wells Fargo owns 33.9% of the US mortgage market for the three months ending March 2012. In perspective, this is THREE TIMES the amount of mortgages of its nearest competitor! Whilst many may view this as a high risk financial approach to the US economic recovery, many will also note that Wells Fargo is also one of the only banks positioned to emerge from this recovery in an excellent financial position. Its flailing competitors, such as Bank of America, have paved the way for Wells Fargo's dominance, as they are in no financial position to be increasing their position in the US mortgage business.

What does this mean for Australian's investing in US property? Gaining access to finance will only get more difficult. Ultimately, interest rates will rise and US domestic borrowers will again, find their feet, but mortgages for foreign investors will come at a much higher price. Gaining access to secure, bank approved finance is no easy task However, there are companies that provide better finance options. For example, the company US Invest, can get access to rates of just 5.75%, fixed for 20 years in some of America's best markets, by being qualified through their finance criteria

Australians can access finance to buy US property. What they do need, is to be qualified by an official US partner.

So where do we go from here? It's clear that US markets present value from a range of different scenarios. Business confidence remains high, as does affordability. Competition in the US mortgage market would be fiercer, should any of its traditional players be in a position to compete for new mortgage business. The strategy for many US institutions is to clear their books of existing loans, not add to the list. This delayed reaction to improved economic conditions may lead to many US lenders missing an outstanding opportunity in the US economic recovery.

Those investors who have bought property in America in 2012 are in an enviable position. It's likely their US investment properties have increased significantly in value. Now may just be that point of maximum financial opportunity and there is no better time to add to your portfolio.

The US economy and housing market is poised for a continued recovery. The future is bright, get involved!

Thai Buddhist film festival seeks to spark faith

In this photo taken Friday, June 15, 2012, women prays to Buddhist statues in front of a shopping mall in Bangkok, Thailand. There was a time when Buddhist pilgrims would journey thousands of miles on foot to seek enlightenment, what is known to the faithful as "dharma." Last week, anyone looking for a taste of enlightenment could make one's way to a modern mega-mall in downtown Bangkok to grab a seat in a modern air-conditioned movie theater. Some promoters brought 36 films with Buddhist themes to the heart of modern Thailand earlier this month. (AP Photo/Sakchai Lalit)

(AP) ? Religion can be a tough sell nowadays, so instead of waiting for disciples to make their way to temple, some promoters brought 36 films with Buddhist themes to the heart of modern Thailand earlier this month.

The International Buddhism Film Festival was an effort by the government and private religious groups to popularize Buddhism among the younger generations.

"It's like prescribing medicine to children, you have to add a little sweetener there," said Somchai Seanglai, the permanent secretary of Thailand's Culture Ministry. "City dwellers or our young people are not used to the traditional way of practicing Buddhism, so we insert Buddhist dharma into art and culture that people love to consume." Dharma refers to the Buddha's teachings on the meaning of existence.

Initiated by the California-based Buddhism Film Foundation, the movie festival came to Bangkok for the first time this year since its debut in Los Angeles in 2003, and pulled in 3,700 visitors.

"Now many youngsters think of Buddhism as a religion for old people, so the film festival is trying to engage Buddhism with the contemporary world," said Santi Opaspakornkij, executive director of the Buddhadasa Indapanno Archives, an education center dedicated to promoting Buddhism through new channels in Thailand.

About 90 percent of Thailand's population is Buddhist, but many view the religion simply as a rough guide to social do's and don'ts, with vague notions encouraging good behavior.

"I don't go to temples very often," said Napasamon Jeeramaneemai, a third-year architecture student at Bangkok's Thammasat University attending the festival. "Buddhism for me is just a better way to resolve bad situations. Sometimes when you blame them on 'karma,' it's easier to accept them." Buddhists believe "Karma" rules a person's destiny depending on their deeds throughout their existence, which can span many lifetimes.

To make sure the films would cause no major offense, the Buddhadasa Indapanno Archives sought support from three leading Thai monks in the forefront of popularizing Buddhism, including the popular young preacher, Phra Maha Vudhijaya Vajiramedhi, who posts his teachings on his Twitter account for more than 500,000 followers.

The films included "Crazy Wisdom," a documentary released in 2011 by American filmmaker Johanna Demetrakas. It portrays Chogyam Trungpa Rinpoche, a controversial Tibetan monk who preached to thousands of students when he lived in the West but whose lifestyle was in defiance of many of Buddhism's ethical principles.

But many people considered his unconventional style a challenging but effective way of presenting Buddhist concepts.

"I personally don't agree with the way Trungpa Rinpoche teaches," Nittaya Weera, a freelance writer on telecommunication, commented on "Crazy Wisdom." ''But I understand the real essence of Buddhism is in the belief itself. The way to get there doesn't really matter."

"Crazy Wisdom" turned out to be the most popular films. Other crowd-pleasers included "Abraxas," a Japanese film about a married punk rocker turned Buddhist, and "Karma," a lighthearted Nepali film about two Tibetan nuns on a journey to get repayment of a loan.

Russians favored in wrestling at London Summer Olympics

Russia has long been dominant in wrestling at past Olympic Games and is expected to do so again this summer in London. But the US and other nations will be medal contenders, as well.

The often overlooked sport of wrestling did its best to grab the spotlight when the United States and Russia staged a highly publicized exhibition in New York's Times Square in June.

The Americans held serve on their home soil, beating their longtime rivals 4-3, but expect a different theme when the action moves to London this summer.

Russia takes wrestling as seriously as any nation in the world and often dominates in the Olympics. The country won three freestyle gold medals in Athens, three more in Beijing and could match that haul again at the London Games.

"For Russian standards, this is probably a lower team than they've had. But make no mistake. They're very, very good," U.S. national freestyle coach Zeke Jones said.

Russia's main competition likely will come from Iran, which boasts a promising crop of young wrestlers, along with Azerbaijan and the U.S.

Iran's medal contenders include 2011 world champions Mehdi Taghavi Kermani at 66 kilograms and Reza Yazdani at 96 kg. Hassan Rahimi also could push for gold at 55 kg, especially now that Viktor Lebedev is uncertain for London after he was upset in the recent Russian Nationals.

Azerbaijan has a pair of freestyle gold contenders in Yabrail Hasanov and Sharif Sharifov, along with reigning Greco-Roman champion Ravshan Bayramov at 55 kg.

No country in the world qualified more wrestlers than the United States, which will compete for 17 of the 18 gold medals up for grabs at the ExCel Centre from Aug. 5-12.

But the Americans have just one favorite, Jordan Burroughs, and there's a possibility the U.S. could bring home only one wrestling gold medal for the third straight games.

Burroughs, who won two NCAA titles at Nebraska, made a smooth transition to freestyle wrestling last year and won the world championship in Istanbul. The New Jersey native is the popular pick to win at 74 kg, which could see a world-championship rematch between Burroughs and Iran's Sadegh Goudarzi.

Former Iowa State star Jake Varner, heavyweight Tervel Dlagnev and Pennsylvania native Jake Herbert also are medal contenders, but none of them are expected to bring home the gold.

Jones said one of the strengths of the American team is it's much more experienced than it has been in recent years.

"I just think the expectations of the program are always high," he said. "We want to do well. Each guy is capable of winning a gold medal. We've really been able to do everything we need to to be ready."

Former Michigan State star Franklin Gomez, now wrestling for Puerto Rico, is hoping to get another crack at Russian favorite Besik Kudukhov after losing their gold-medal match in Istanbul.

Perhaps the most stunning result of the recent world championships was Cuban Mijain Lopez losing to Turkey's Riza Kayaalp in the Greco-Roman heavyweight final.

Lopez won gold in Beijing and is about as big of a favorite as there will be in London. If he happens to run into Kayaalp again, it should be among the most compelling matches in London.

On the women's side, Japan figures to dominate much like it did in Athens and Beijing.
